Question 1: Who legally has ownership of the house?

Answer: When you buy fractional property on the Ekta Real Estate app, you directly buy ownership in the property management company that owns the real estate asset. For example, if there is a fractional real estate asset that is listed for $1,000,000 and you purchase 100 x $100 fractional real estate assets then you will own 1% of that property. If the historic rental returns are 10% then you could earn $1000 annually not including the price appreciation value over time.

Question 2: Who can buy properties on the app?

Answer: Everybody can. It is open to all countries as our tech is validated by all regulations globally. The need to be an accredited investor is no longer needed thanks to blockchain technology.

Question 3: Will I have any responsibilities for managing properties I buy? If not, who is responsible? 

Answer: Every developer who is onboarded onto the platform has a property management system integrated before being qualified. All listings will either have Ekta Property Management take over the property and manage the effectiveness of day-to-day property management or continue to use an accredited third party property management. 

Question 4: What returns can I expect, and how often are rental payments distributed to buyers?

Answer: Every property has historical rental return data that is accompanied with the properties documentation. In the beginning, we are targeting tourism related area to have a higher historical rental return than residential areas. Therefore an 8% to 20% historical rental return is the aim for onboarding all properties.

Question 5: What is the minimum Initial Investment?

Answer: Many companies out there say that they have a minimum of $100 to buy property on their platform, however we continue to see that this is not for every property. This is because none of them use blockchain technology.

Every property on our market place will have a flat $100 for the buying of fractional real estate assets. How many people in this world, save for months and even years just to get a deposit for a house. Imagine if that money saved could have bought property immediately and start building a real estate portfolio without worrying about giving longterm interest to banking mortgages.

This is our number one goal, to give everyone in the world access to purchasing real estate through low barriers of entry using blockchain technology.

Question 6: What happens if I want to sell my fractional real estate asset?

Answer: We do not want to lock any buyers into long term contracts. If you would like to sell your fractional real estate asset then all you need to do is click the sell button and it will enter into our secondary marketplace. This is where people are waiting to buy property if they have missed out on pre-listing properties.

The only time we will offer locked in leases if they are short term leases in tourism areas that offer higher historical rental returns.
